Roofing Starts Tomorrow

Our roofing project begins tomorrow -Thursday, April 23rd.

All Copperfield Townhome roofs will be replaced through our insurance claim from hail damage. See Monday’s email for more details. We are on a tight deadline to have this completed by early June as dictated by the insurance company.

This email serves as notice to prepare your home in advance for crews to have access to your property. You will also receive a reminder from Classic with a few days notice.  If you are going to be out of town or unavailable, please prepare your property prior to leaving and leave gates unlocked. The contractor and HOA are unable to make special allowances or alter the work schedule in order to accommodate individual needs.

WORK PHASESSee work phase diagram here and at bottom of this email.Roofing project will follow the same five phase plan as the siding project last year, starting with Phase 1 Buildings 1-6 (Royal Lane entrance and moving up the west side of Coppertowne Lane toward the pool).Approximately one week per phase to meet the June deadline.Schedule may change due to weather, crew schedules, and other construction factors.The materials you receive from Classic will include the latest updates related to your property.PREPARE YOUR HOMEA few days before work begins on your home Classic will leave flyers on each homeowners door.Homeowners in the first buildings for work this week have already received a  flyer on their door from Classic Construction with detailed instructions.It is critical that you follow these directions exactly. This means moving ALL furniture, decor and plants in your outside areas to protect them from construction crews and debris before work begin on your building.Since this project is on a tight schedule, any interference with work will incur a $500/day fine to the homeowner.Classic and the HOA are not responsible for damages to your personal items. LANDLORDSIt is your responsibility to notify your tenants about the work planned.Please notify tenants about this project immediately as the flyer on the door will only provide a few days’ notice for exterior preparations.Update the emergency contact info the HOA has on file for your tenants. Send an email here including tenant name, address, email and phone.QUESTIONSEmail Classic at [email protected] Contact the Board through the HOA website under the Renovation pageWORK SCHEDULE

PLEASE NOTESkylights that have already been reported as damaged will be replaced.Roofing will be much louder than the siding project, but each building will be completed faster.There will be more construction workers on site and more movement around the property than we had during the siding project.Roofers should not need access inside your house and will observe all local government guidelines for distancing and protective gear but they will need access to your patios and back yard. Please practice the same guidelines and limit your interaction with construction crew.
