Roofing Starts Tomorrow

Our roofing project begins tomorrow -Thursday, April 23rd.

All Copperfield Townhome roofs will be replaced through our insurance claim from hail damage. See Monday’s email for more details. We are on a tight deadline to have this completed by early June as dictated by the insurance company.

This email serves as notice to prepare your home in advance for crews to have access to your property. You will also receive a reminder from Classic with a few days notice.  If you are going to be out of town or unavailable, please prepare your property prior to leaving and leave gates unlocked. The contractor and HOA are unable to make special allowances or alter the work schedule in order to accommodate individual needs.

Roofing Replacement

Homeowners,

For months now your HOA Board has been working on the roofing claim with our insurance provider while many of you have had tarps on roof and skylights from storm damage.

In order to resolve the claim favorably with our insurance provider the Board has explored options including litigation. This would prove to be a two-year project or more. The decision process involved reviewing hundreds of pages of detailed reports, weighing the options of engaging a public adjuster, insurance claims specialist,  and litigation attorneys, and also evaluating vendor contracts.

This has been a lengthy and challenging process and we are pleased to report that we are now able to move forward with roof replacement. The Board has selected Classic Construction for the contract and roofing will begin this week. 

We understand the disruption will be difficult while we are all sheltering in place, and our apologies in advance to those working from home. However, starting the project now is necessary to meet deadlines from our insurance carrier, and in order to successfully complete the project we need to follow an aggressive timeline.

Roof Replacement Schedule

A few questions you may have:

Why Classic?
Classic was chosen for this project for some of the following reasons:
1. Having one company responsible for all warranty claims from ground to roof will be a significant benefit in the future.
2. Working with Classic over the past 2 years we have gotten to know their strengths and weaknesses and this will now help us work with them more effectively.
3. Classic has gotten to know us and will be able to navigate through this project better than a company not familiar with our property. 
4. Classic has committed that homeowner communication is a priority with this project.
5. Classic’s specialty has come from over 30 years of roof construction and they are very experienced in projects like ours

When will my house be done?
As with the siding project, Classic will work on an entire building at one time, not just your home. Plan on 2-3 days of construction on your building (as weather permits). A detailed schedule for the neighborhood will be provided and you will receive a notice on your door a few days before construction begins at your home. Prepare now as the entire project needs to be completed by the first week of June (as weather permits).

How do I prepare?

What about my satellite dish?
If there is a satellite dish on your roof it will be removed and reinstalled by the roofers but they will not recalibrate your signal. Your satellite provider will need to recalibrate the dish.

What happened to the possible lawsuit with the insurance company over our claim?
The Board felt that it was in the best interest of the homeowners not to wait with an undetermined timeline on a lawsuit and with no guarantee of a favorable outcome and move forward with getting the roofs replaced as soon as possible. The public adjuster did provide a recommendation that we sue over the claim, however if we filed the lawsuit it could take up to 2 years or longer to settle and this could also be impacted by the current economic situation from COVID-19.

Punch List

Construction Reminder

Just a reminder that Classic Construction is still onsite wrapping up punch list items related to the Siding Renovation project. Please provide access if requested.
You will NOT receive an individual notification if they are working on your house as this is an ongoing effort that has been in progress for several months.
We are nearly finished with the Siding Renovation project, and all look forward to its completion, which will hopefully be within the next 2-4 weeks depending on weather.

Classic Construction On Site

Classic Construction was on site today and will again be on property tomorrow. They are doing inspections for outstanding repair issues. Please provide them access if requested.

Punch List Reminder

Classic Construction punch list due THIS Friday

This FRIDAY, February 7th, is the last day to submit any punch list items related to the siding renovation. Any punch list items submitted after this date will no longer be eligible.

Please submit your request to [email protected]. When emailing a request please  a use a unique subject line (like your address) and provide a brief description.

Any other maintenance or repair requests should be submitted through the Copperfield website links.
