Roofing Update

We hear your concerns – here are some explanations

As most of you have noticed, our roofing project has begun all over the neighborhood. We know that many of you are upset about the timing of this. Please try to be patient and remember that this is a stressful time for everyone.

Why is this being done now?
The roofing claim has been ongoing for over a year, as discussed in nearly every board meeting in that period. When we made the decision not to litigate, we also had to meet the deadline from the insurance company to complete work under the claim by June. This meant we needed to start right away.

Classic is all over the place. Why are they not following the plan that was emailed Wednesday?
The plan has changed since our emails earlier this week and it will continue to change as we move through the project. The initial plan was for the project to begin in building one and progress through the neighborhood. When Classic went to schedule crews this week they had much more labor available than they anticipated due to Covid economic impacts.Thus, they were able to start with multiple work crews around the neighborhood. This means you should PREPARE NOW. We now have more than 80 workers on the project. Having more crews we will be done much faster, and we can all get back to sheltering in place quietly. 

They are blocking my driveway, construction debris and nails are everywhere
One of the pitfalls of a construction project is that is is messy, loud and disruptive – especially roofing.
The crews will clean up at the end of each day, but these are construction crews and some trash will be missed. Please make allowances for this during construction. There will be much more traffic for the next month and parking will be a problem. If you need to use your car between 7 am and 7 pm while your home is being worked on,  please move your car to an alternate parking area outside of those hours.

It is loud and I am trying to work from home
Many of us are working from home right now and this is a very loud inconvenience. There is no getting around that! Fortunately the work on your home should be as brief as possible since we have so many people working on the project now. 

I am not there to move my exterior items

Why are we doing this? My roof is fine.
The roofing replacement is covered as part of an insurance claim from hail storms in 2018 and 2019. Several roof inspectors have been on our property over the past year. The findings were that ALL ROOFS  were damaged. This doesn’t necessarily mean you have leaks or would know about the damage on your roof specifically. In addition to repairing the dozens of roofs that are leaking, this project improves the value of our individual properties. On average a new roof increases your home value by about $12,000.

Why is Classic not responsible for damage – especially to my HVAC?
The contract with Classic includes standard construction language which was reviewed and verified by our attorney. Regarding the HVAC clause – it was noticed during the siding project that some HVAC and plumbing installations were not done correctly and run along the roof decking. There is a danger of the lines being punctured during a roof replacement, which is why those lines are not supposed to be installed that way. Also, there could be insulation that would further hide any lines that were incorrectly installed. Classic cannot be responsible for what they cannot see. Fortunately the majority of our decking is sound and does not require replacement. These issues are not commonplace but needed to be addressed in the contract prior to beginning the project.
