Classic Construction punch list due THIS Friday

This FRIDAY, February 7th, is the last day to submit any punch list items related to the siding renovation. Any punch list items submitted after this date will no longer be eligible.

Please submit your request to [email protected]. When emailing a request please  a use a unique subject line (like your address) and provide a brief description.

Any other maintenance or repair requests should be submitted through the Copperfield website links.

Garage Door Chalk

The insurance adjuster that the HOA hired, National Claims Negotiators (NCN), has been on-site this week assessing damages for our claim. This will continue into next week.

Some hail damage on garage doors has been marked with chalk. You can wipe off the chalk or let it wash away in the next rain.

They will be climbing on roofs and taking photographs. Please give them access so they can complete their inspections thoroughly.

4 Important Announcements from Your HOA Board

1) Insurance adjuster inspections Jan 28 – 31
The insurance adjuster that the HOA hired, National Claims Negotiators (NCN), will be on-site next week to inspect roofs and assess damages for our claim. This will occur January 28 – 31. They will be climbing on roofs and taking photographs. Please give them access so they can complete their inspections thoroughly. 

2)  Update of Current Roofing claim and notice to lien
Our attorney, Robert Blend, addressed Homeowners who attended the Jan 21st HOA Board meeting with update on the Current Roofing claim.
No liens have been filed  in this matter on any Copperfield properties.
Our attorney met with the Current Roofing attorney on Jan 20, and they reviewed the documentation our HOA Board is requesting in order to effectively evaluate the claims of work performed and the corresponding invoices. Current Roofing now needs to provide this detailed information in order to move forward. (Their invoices and our response demand letter were sent to all homeowners in an email January 8).The Board will keep Homeowners updated with additional information as it becomes available.

3) Classic Construction punch list due Feb. 7th
You should have received the information below via email from Classic Construction on Jan 21, and as a printed flyer on your door yesterday. Note that February 7th is the correct date for these items to be submitted.

Also please note that Classic is only responsible for issues related to the renovation per the terms listed on the renovation page of the website and given to all homeowners before the project began. All other maintenance or repair requests should be submitted through the Copperfield website links.

      As we are getting closer to wrapping things up with our siding renovation, we want to take the opportunity to go through the final walk-thru and punch list. We want to foremost thank you for your patience and cooperation during this construction process. Before we can finalize your properties renovations, we’ll be doing a walk through the properties soon to address any punch list items and concerns that need to address. Homeowners will be eligible to submit any punch list items prior to February 7th, 2020. Any punch list items submitted after this date will no longer be eligible. Please submit your request to [email protected] , we’ll then add these requests onto our list to complete the finishing touches on our punch list. When emailing a request please have a unique subject line and brief description.

4) February HOA Board meeting
Mark your calendars now to attend the next HOA Board meeting on Tuesday, February 18.

HOA Board Meeting TONIGHT

The January HOA Board meeting is tonight…
Tuesday, January 22th at 7 PM in the cabana.


All homeowners are invited to attend the monthly board meetings.

Please note::
There have been several recent car burglaries in the condo community areas. These have happened overnight and in early morning hours. Please be sure you lock car doors. If your vehicle is burglarized, please report it to Dallas police. They need this information to increase patrols in our community,

Update and documents re: “Current Roofing” contractor

Homeowners,

As a follow up to Monday’s email from the Board, we are sharing with you two documents related to the situation with Current Roofing:

1. January 6 Demand Letter – from our attorney, Robert Blend, to Corey Current, owner of Current Roofing, outlining justifications that:
     “It is the Board’s position that the Company is not entitled to file a Mechanic’s, Contractor’s or Materialman’s Lien pursuant to relevant law in the Texas Property Code.”

2. Invoices from Current Roofing, as referenced in above letter. Please note, these two invoices, dated August 22, 2019, were emailed as part of the Board packet on November 26th, 2019 and reviewed for the first time with the management company at the HOA Board meeting on December 10, 2019.

As with all invoices that the HOA pays, we are unable to pay invoices where we can not substantiate that the work or charges are valid. Based on the request of our attorney, we are expecting Current Roofing will provide the back-up for the charges and we will review that documentation as soon as we get it.
