Lawyer Letter and Invoices

Homeowners,

As a follow up to Monday’s email from the Board, we are sharing with you two documents related to the situation with Current Roofing:

1. January 6 Demand Letter – from our attorney, Robert Blend, to Corey Current, owner of Current Roofing, outlining justifications that:
     “It is the Board’s position that the Company is not entitled to file a Mechanic’s, Contractor’s or Materialman’s Lien pursuant to relevant law in the Texas Property Code.”

2. Invoices from Current Roofing, as referenced in above letter. Please note, these two invoices, dated August 22, 2019, were emailed as part of the Board packet on November 26th, 2019 and reviewed for the first time with the management company at the HOA Board meeting on December 10, 2019.

As with all invoices that the HOA pays, we are unable to pay invoices where we can not substantiate that the work or charges are valid. Based on the request of our attorney, we are expecting Current Roofing will provide the back-up for the charges and we will review that documentation as soon as we get it.

Information Re: Contractor “Current Roofing”

For your information, we have just become aware that you may be receiving correspondence from a contractor named Current Roofing in connection with work said company claims to have performed or materials said company claims to have supplied to the Association in connection with the roof damage the buildings incurred in the summer.

If you do receive a notification or a letter from said company, please send a copy of such to the Property Manager, Sondra Franey at Goodwin & Company:

Our 2020 monthly dues have increased to $400 effective January 1st.

Your vote and your proxy matter!
You received a notice of this meeting along with a Proxy Form in the mail. If you can not attend, please fill out the proxy form that was mailed to you and delegate your voting rights to a third party who will be at the meeting.This can be a designated homeowner of your selection or a Board Member. As the mailing date has already passed, do not mail the Proxy form to Goodwin Management. The proxy form that was mailed to you is the only one that will be accepted. Forms that do not include the name of your Proxy delegate will be discarded and considered a non-vote.

Roof Claim Update

Dear Residents,

We are sending out a courtesy update regarding the damaged skylights on the property as a result of the storm in June.

All reported skylights were waterproofed and/or tarped to prevent additional leaks. At this time the Board of Directors is working through determining the scope of the claim before selecting a vendor.

We appreciate your patience thus far and as we finalize some of the items needed to beginning the repairs.
