The City of Dallas has added a shelter in place directive for all residents beginning at midnight tonight. Broadly, this means you may only leave home for groceries, food, pharmacy, medical care, and to perform work that is deemed “Essential” by the city.
During this time we are asking homeowners to only submit Maintenance Requests for ESSENTIAL repairs to minimize external contact within our community.
Please note that we can still be outside during this time – but please maintain the 6-foot social distancing space as recommended.

The COVID-19 coronavirus is already impacting our daily lives in many ways. The health and safety of our neighbors and community is of utmost importance and we are closely following the updates from the City of Dallas and the CDC for any actions related to our neighborhood.
As of yesterday there were a total of nine “presumptive positive” cases of COVID-19 in Dallas County, with one of them showing evidence of community spread. It is important to remember that most COVID-19 cases are mild, but the infection can cause particular problems for vulnerable populations such as the elderly and people with underlying illnesses.
What can you do?
1. Follow the CDC guidelines to prevent the spread of coronavirus You are likely familiar with the precautions, but just in case, there is a list at the bottom of this email.
2. Lend a hand Many of our neighbors are at a greater risk for this infection. If you are able, consider helping a neighbor whose health or age may make going to the grocery store or pharmacy a risky proposition by offering assistance such as picking up groceries or prescriptions for them. These items can be left at their door to minimize contact.
3. Stay connected The “social distancing” recommendations to minimize the spread of coronavirus may cause some people to feel isolated or lonely. To stay connected with your neighbors consider joining the Copperfield Neighborhood Group on Facebook. This is a closed group – visible only to verified members of our neighborhood which includes residents of the Copperfield Townhomes, Condos and houses.
4. Stay informed For local updates visit the City of Dallas Coronavirus web page. Questions or concerns about Coronavirus should be directed to the Dallas County Health and Human Services at (972) 692-2780.
The best way to prevent infection is to take precautions to avoid exposure to this virus. These are exactly the same precautions you would take to avoid coming down with a cold or the flu. The United States Centers for Disease Control and Prevention recommends these everyday actions to help prevent the spread of all respiratory viruses:Wash your hands often with soap and water for at least 20 seconds. If soap and water are not available, use an alcohol-based hand sanitizer.Avoid touching your eyes, nose, and mouth with unwashed hands.Avoid close contact with people who are sick.Stay home when you are sick.Cover your cough or sneeze with a tissue, then throw the tissue in the trash.Clean and disinfect frequently touched objects and surfaces.
Classic Construction was on site today and will again be on property tomorrow. They are doing inspections for outstanding repair issues. Please provide them access if requested.

As we know firsthand, the hail storm last June resulted in a massive amount of damage across North Texas, including our very own neighborhood. A few months later, the October tornado tore a path through our area resulting in even further destruction.
As an almost unprecedented result, insurance rates in Dallas and neighboring counties have skyrocketed – with increases as much as 300% as some of us have already experienced in our personal homeowner’s insurance.
The HOA is now facing a significant increase in our property insurance.To put this in real numbers, here are the annual rates for our insurance:

When preparing the annual budget for 2020, the Board consulted with insurance industry professionals and, was advised to increase the insurance premium allocation by 30%. As an additional precaution, the Board increased the insurance premium projections by 40% – which was $130,000.
The premium for 2020 is a 146% increase. And we are now facing an additional $100,000 annually in unbudgeted costs due to the increase in our property insurance premiums.
To determine the best solution to fund this increase, the Board has asked for a Finance Committee of homeowners to research this issue and review the entire budget. The increase in insurance costs will likely be an ongoing issue moving forward, and we need to find an ongoing solution. The Finance Committee will make an independent recommendation to the Board by the end of June 2020, and the Board will then take action.
We need volunteers for the Finance Committee. This is a significant issue that requires careful consideration and thoughtful discussions. If you would like to be part of this committee, your participation will be most welcome. The only requirement is that you are a Copperfield Townhome homeowner and member of the HOA in good-standing.

Three homeowners who attended the monthly HOA meeting last Tuesday volunteered for the Finance Committee, and assistance from additional homeowners would be very helpful.
The initial meeting will be in the evening or on a Saturday and all that have signed up and/or shown interest will be included. Committee members will then organize among themselves to schedule future meetings.
We all care about Copperfield and have a vested interested in maintaining our homes, neighborhood and property values, as well as the financial health of our Association. If you are able to provide support to the important work of this Finance Committee, please volunteer today.
